Fire-rated Bespoke Loft Hatch
This high-quality "Made to Measure" Fire rated hinge down steel loft hatch has a sleek design for the contemporary modern house. There are no projecting hinges or handles, just simple, clean lines.
Construction and finish
The hatch is powder-coated 1.2 mm Zintec steel, smooth white (RAL 9010), maintenance-free finish. The loft access door requires no painting and projects into the ceiling space a mere 8mm.
The hatch frame depth is 63mm (going up into the loft).
Please note that if it is less than 450mm from the hinge to the lock side, the depth of the panel and insulation is reduced to 30mm to enable it to close.
Insulation and thermal efficiency
The Part "L" compliant loft hatch is insulated with 50mm of exposed fire-resistant mineral slab.
The loft hatch has a neat steel, silver tri-drive budget lock with a built-in chamfer to give a smooth closing action.
In addition, the loft door has a concealed draught seal between the mitred frame and door, providing a phenomenally high air seal rating. This virtually eliminates vapour ingress and/or warm air leakage, and it also makes for easy decoration of the ceiling up to the edge of the loft door surround.
Lock options
Choose from:
1) Standard Tri-Drive lock - a high-quality lock with an integrated internal O-Ring seal for improved airtightness
2) Key lock - a neat key-operated lock. Useful for situations where access to loft space needs to be restricted e.g. communal areas or rental properties
Fitting instructions are included.
Both lock options operate a chamfered cam which applies compression between the door face and the seal on the frame to maintain airtightness.
What measurements are required to make your hatch the right size?
Please note that for timber joists with plasterboard-clad ceilings, the opening needs to be lined with a minimum of 12.5mm plasterboard. Thereafter, measure the length and width of your loft opening (between the ceiling joists and the trimmers/cross members). Deduct 5mm from each dimension; this makes an allowance for your loft opening not being exactly square. Installation
Your hatch will come with installation instructions and fixing screws. Simply offer the hatch up into place and fix into place. The frame has screw holes pre-punched.
Environmental information
The loft access trap insulation is CFC & HCFC free, ODP zero and compliant to Code for Sustainable Homes standards of a GWP (global warming potential) rating of zero. Please note that for timber joist/plasterboard clad ceilings, the opening needs to be clad with a minimum of 9.5mm plasterboard before taking any measurements.
Need a fire-rated loft hatch bigger than 900x600mm?
Our maximum size using this design is 900x600mm. Please call to discuss if larger, as we have a test for a 900x900mm size to BS 476 Part 22, but the product structure & price will alter.

Q: My opening is out of square; is the 5mm deduction enough?
A: Please call for individual advice on the matter.
Q: Does the door sit flush with the frame?
A: To ensure a tight air seal, the door projects marginally on the lock side; however, over a period of about 3 months, this will reduce by approx 50% to roughly 2mm

Good product, not the cheapest and the payment process is so hard it makes you want to use a different company. I wouldn't mind but we order loads of them but recently they have made it really hard to pay online. Sort yourselves before you start loosing customers.

The customer service provided by Emma was excellent, my loft hatch was damaged by the courier and this was taken care of right away. The loft hatch is an excellent product made of steel this allows it to be maintenance-free with no painting needed in the future. Considering that the product is made to measure, insulated and comes with everything you need to install it works out at good value.

The loft hatch was made to a very high standard and the powder coating finish of paint was excellent. I would like to also point out that the packaging was first class with no damage to the loft hatch. The reason I made a point about the packaging is that I have ordered some expensive items from other companies and the packaging has been of very poor standard. Have fitted the loft hatch and it looks great with the new ceiling. I'm very pleased with the loft hatch and recommend anyone thinking about using this company.
