Fire Rated Loft Hatches
Fire-rated loft hatches give access to the loft while maintaining the fire resistance of the ceiling below. They're specified where Building Regulations require fire separation between floors — flats and apartments, HMOs, homes of three or more storeys, and some commercial buildings.

A fire-rated loft hatch is a ceiling access hatch that's been tested to resist fire — typically for 60 minutes — between a level or room and the loft above. In a fire it helps hold back flames and hot gases from spreading up into the loft, buying valuable time for people to get out and for the fire brigade to respond. A standard loft hatch offers no such protection, which is why the difference matters where fire separation is required.
Where they're needed
You'll need a fire-rated hatch wherever fire separation between spaces is called for — between an integral garage and the house, between flats, or in residential properties of three or more storeys and HMOs. The building's specification or Building Regulations will confirm the requirement and the rating; if you're unsure, check before ordering rather than assuming a standard hatch will do.
What to look for
The things that matter in a fire-rated hatch:
- A certified fire rating (e.g. 60 minutes), verified by independent testing
- An insulating core to reduce heat transfer, plus good seals to hold back smoke
- A size that fits the ceiling opening, with clearance for any loft ladder or access equipment
- A clean, unobtrusive finish so it blends into the ceiling when closed
Sizes and fitting
Size guidance is shown on each product. If your ceiling opening is a standard UK size, one of our standard fire-rated hatches should suit; for anything non-standard, we make fire-rated loft hatches to measure. However you buy, fitting matters: the frame must be fixed securely and the seals kept intact, so always follow the instructions supplied — improper installation can compromise the fire rating.
