What measurements do we need in order to make your hatch?

Please supply us with the length and width of your loft opening (the distance between the joists) in mm, and then deduct 5mm from each measurement (please note you'll be asked to do this when placing your order). This is to allow for the loft opening being marginally out of square, and gives a small tolerance when fitting the hatch (please call for advice if unsure or the opening is badly made). The external frame will extend 25mm on each side beyond these dimensions, but we can extend this to 50mm if required (you'll be offered this option when placing your order). Note if your hatch is longer than 750mm on the width/hinge side we recommend making the bespoke panel with 2 locks to ensure a tight draft seal between the door and frame (please contact us)

Made to measure Loft Hatch description

A high quality, precision-made hinged metal loft hatch suitable for all types of house. Each hatch is made to your exact measurements. The hatch is designed to be subtle and clean, with a minimal protrusion of 7mm from the ceiling when fitted. All hinges and fixings are concealed; and the lid is fitted with a neat alloy lock.

Construction and finish Each hatch is fabricated from corrosion resistant 1mm Zintec Steel (Zinc coated). The mitred frame and lid are powder coated white RAL No. 9010 with 20% gloss for a satin finish. The hatch frame depth is 63mm (going up into the loft).

Insulation and draught resistance

A primary function of any loft hatch should be to keep heat in your home, and cold air draughts in your loft. Loft hatches are an increasingly important part of building regulations relating to the conservation of heat and power within our homes.

Our hatch design features a concealed seal between the loft door and the frame. This results in an incredible airtightness rating. The lid is filled with 50mm of exposed mineral wool insulation. This hatch has a U value of 0.32 and complies with the requirements of Part L of the Building Regulations.

Lock options

Standard - Tri-drive lock with an O-ring seal on the shaft for the ultimate airtightness.

Key lockable - key operated.

Both lock options operate a chamfered cam which progressively applies pressure when closed, ensuring the best possible airtightness.

The hatch is actually 63mm deep (from the ceiling line, up into the opening). Please note if it is less than 450mm from the hinge to the lock side, the depth of the panel and insulation is reduced to 30mm to enable it to close.

Installing your loft hatch

Every hatch is supplied with easy to follow installation instructions and screws for fixing the frame in place. To install, screw fix the hatch to the timber surrounding the loft opening.

Sustainability

The insulation used within this hatch is CFC and HCFC free. The ODP is zero and is compliant to the code for sustainable homes standards with a global warming potential (GWP) of zero.

Questions from previous customers

Q How do I work out my clear opening?
A The clear opening will be -75mm on your non hinge side and -25mm on the hinge side. E.g. a hatch 775 x 560mm (Hinged short side) will have a clear opening of 700 x 535mm +/-2mm. The same size hatch hinged on the long side would have a clear opening of 485 x 750mm +/- 2mm

Q How wide is the hatch/ frame surround?
A 25mm as standard, but we can increase this up to 50mm.  To do this please select the 50mm frame option.

Q Does the frame have to be an equal width on all sides?
A Yes

Q My loft hatch is bigger than 900x900mm, can you make a bigger hatch? 
A Yes, but using a different design. Please telephone us on 01937 325 325.

Q Do you supply an insulation cover?
A Yes - it's an optional extra.

Q My opening is out of square, is the 5mm deduction enough?
A Please call for individual advice on the matter.

Q How far are the fixing hole centres from the ceiling line?
A The hole centres are 42mm from the ceiling line and 49mm from the underside of the frame.

Q Does the door sit flush with the frame?
A To ensure a tight air seal the door projects marginally on the lock side, however over a period of about 3 months this will reduce by approx 50%.

Cancellations:- Any stock item which is cancelled after having been dispatched, but before you have received it will be subject to a minimum fee of £25.00 + VAT for parcels and a minimum of £70 + VAT for pallets. Bespoke (made to measure) orders cannot be cancelled once ordered.

Returns:
You can return a standard product (most access panels, loft hatches, accessories and Steel / Aluminium Roof Hatches) within 14 days of receipt. Roof domes, Roof Lights, Glazed Roof Hatches and AOV Smoke Vents will be subject to a collection restocking fee.
